BOOKING CONDITIONS

1. Bookings between the owners (hereinafter called the Owners) and the person making the bookings (hereinafter called the Client) are valid after (a) the booking form has been completed and signed and has been received by the Owners, (b) the appropriate deposit has been paid to the Owners. Telephone/Internet reservations can only be held for a maximum of 5 days. The Owners reserve the right to cancel the reservation thereafter unless a completed booking form and the appropriate deposit have been received.

2. By signing the booking form, the Client accepts these conditions and warrants that he/she is authorized to agree on behalf of all other persons named on the booking form including those substituted or added by subsequent agreed amendment of the booking. The Client may not sub-let or assign the property or share with other than persons included in the agreement with the Owners.

3. A 10% deposit with a minimum of £200 ($300) is to be paid at the time of booking. The balance is payable 6 weeks prior to vacation when the directions and keys will be forwarded. If the monies are not paid at this time the Owners have the right to cancel the booking, and the deposit monies will be forfeited. A refundable security deposit of £250 ($350) payable by separate check will be refunded at the end of your vacation, subject to any deductions for breakages, damage or improper telephone usage.

4. Any cancellation by the client must be notified in writing directly to the Owners. If the notification of cancellation is received by the Owners more than eight weeks before the rental period, only the deposit will be retained. If less than eight weeks, then the following cancellation charges may apply. We will endeavor to negotiate revised dates if possible.

Between 4 and 8 weeks before rental period - 50% of the total cost Less than 4 weeks before rental period - 80% of the total cost.

5. Rental period commences at 4pm local time on the day of arrival as specified on the booking form and the property must be vacated by l12 noon on the day of departure. (If possible we will be flexible on these times to assist with your travel plans - depending on other bookings. Please discuss if you wish to make special arrangements)

6. Persons/children under the age of 21 years are not acceptable unless accompanied by parents or a responsible adult.

7. The use of the accommodation and amenities is entirely at the user's risk. No responsibility can be accepted by the Owners or their agents for injury, or loss or damage to the user, visitors or their belongings, howsoever caused. Baggage and personal belongings are at the Client's risk at all times, and no responsibility can be accepted for loss or damage to any car or its contents. The Client is strongly advised to take out full and adequate travel insurance to cover all members of the party.

8. Children must at all times be supervised by parents or other responsible adults when using the swimming pool. All persons use the pool and surrounding area entirely at their own risk. Diving is not permitted. The Owners would stress that the pool is over 5ft deep and therefore care must be taken at all times.

9. The Client is responsible for the property and is expected to take all reasonable care of it. All damages and breakages are the legal responsibility of the Client, and their cost shall be refundable on demand. Any maintenance or repair of the premises, equipment, amenities or fixtures required due to misuse will be charged to the Client. The property has been video camera inventorized, and missing items will be charged to the client.

10. Should the Client consider that there is any reason for complaint whilst staying in the property, the Client must contact the Owners immediately so that they may take any necessary action. If the Client wishes to pursue any matter after the rental period then any complaints must be made in writing and received by the Owners within 7 days of the end of the rental period.

11. The Owners will not be liable for any loss or delay to or cancellation of the Clients holiday/vacation due to industrial disputes, riots, threat of hostilities, political unrest, natural disasters, aircraft grounding, closure of airports or ports, weather conditions or any circumstance beyond their control.

12. Local telephone calls are free: any other calls are charged to your security deposit. The Client is advised to purchase one of the many 'phone cards' available locally for international or long distance calls, or use a credit card via the operator accessed by dialing '0' on the telephone.
